bring your lawn back to life.
Is your lawn looking thin, patchy, or dull? Custom Lawns can help bring it back to life with our professional Overseeding Services — designed to thicken your turf, improve color, and enhance overall lawn health. Whether you choose aeration plus overseeding or our powerful aerovator with overseeding service, you’ll see stronger growth and a lawn that’s ready to thrive.
Over time, lawns naturally lose their density due to foot traffic, heat stress, pests, or aging grass plants. Overseeding introduces fresh, high-quality grass seed into your existing lawn — filling bare spots, improving resilience, and creating a lush, uniform appearance.
Benefits include:
- Thicker, healthier turf
- Reduced weeds and bare patches
- Improved drought and disease resistance
- Softer, more vibrant lawn texture
Custom Lawns offers two types of options for overseeding depending on your lawn care needs. We offer a standard core aeration with overseeding or aerovating with overseeding.
aeration and overseeding

How it works:
We use professional-grade equipment to remove small plugs of soil, creating holes that allow air, water, and nutrients to reach the roots. Then, we overseed immediately after aeration so that the new seed can settle into these openings — where it germinates faster and grows stronger.
Perfect for: Lawns with compacted soil, thinning or patchy areas, and annual lawn rejuvenation.
aerovator and overseeding
When lawn over seeding is needed, our Aera-Vator can often solve the problem quickly, easily, and with little mess or bother. Our Aera-Vator’s vibrating tines loosen the soil all around and underneath each tine, fracturing the soil with 9 holes per square foot. Seed is dropped directly into the soil, eliminating the need to strip the existing sod or till the yard.
What’s an Aerovator?
An Aerovator vibrates and fractures the soil without pulling cores, loosening compacted ground more evenly than traditional aeration. This provides proper seed-to-soil contact and results in much better germination and growth rates than with seed that is broadcast or spread by hand. The harder and dryer the soil, the better the Aera-Vator works.
Benefits of the Aerovator method:
- Superior seed-to-soil contact
- Less surface mess than core aeration
- Ideal for tough, compacted lawns
- Encourages deep root systems for lasting growth
when to schedule overseeding
The best time for overseeding is in the early fall or spring, when soil temperatures are ideal for seed germination and moisture levels are steady. Pairing the service with proper watering and mowing habits as well as enrolling in our 5-step fertilization program ensures your new grass establishes quickly and evenly.

Overseeding faq's
What is overseeding?
Overseeding is the process of spreading new grass seed on an existing lawn to thicken turf, fill bare spots, and improve color and resilience
How often should I overseed my lawn?
– Most lawns benefit from overseeding once a year, typically in the fall or spring.
What’s the difference between aeration and overseeding vs. aerovator and overseeding?
- Aeration + overseeding removes the soil plugs, reducing compaction and creating seed pockets
- Aerovator + overseeding vibrates and fractures the soil without removing plugs, idea for dense or clay-heavy lawns
How should I care for my lawn after overseeding?
- Keep the soil consistently moist until the new grass is established, typically 2-3 weeks
- Avoid mowing for 2-3 weeks or until the new grass reaches about 3 inches tall
- Hold off on heavy foot traffic until the new seed has rooted
How long does it take for new seed to grow?
Germination takes typically 7-21 days, depending on grass type, soil temperature, and moisture
Can I fertilize after overseeding?
Yes, use a starter fertilizer immediately after overseeding to promote root development and faster growth. If you are on our 5-step program, then we will use a starter fertilizer on your next service and no weed control.
